Free web portal brings complexes into digital age

ResidentPortal’s totally free, web-based residential community portal is enabling an increasing number of sectional title complexes and estates to enter the digital age, providing them with their own websites populated with basic information.

Developer Omar Kinnear points out that potential investors look for more information on schemes by visiting their websites.  “Complexes or estates without websites are losing out on the opportunity to promote themselves as developments with attractive investment potential,” he says.  “Our free option provides them with a web presence that immediately sets them apart from those without one.”

ResidentPortal’s easy setup means that, within 10 minutes, schemes can have their own web page that includes any background theme or colour, contact details, map with local points of interest and information on up to three features or facilities of the complex.  As a further value-add,  sites are integrated with Caxton Newspapers and include daily local news snippets.

“Our free option has given us significant leverage to showcase an additional two, more sophisticated options with more features and functionality – but that still cost a fraction of other systems on the market,” Kinnear says.

For R99/month, complexes can upgrade to a standard package in which users can add governance documents, application forms and other public documents that offer potential investors more information.

Feature-rich option also available

Users also have the option to migrate to the fully-fledged professional system that provides a one-stop communications platform that enables owners, tenants, estate management and even managing agents to effectively run day-to-day communications in a complex.  For R349 per month, in addition to a customisable website and local news, ResidentPortal offers features including:

  • Residents database
    • Owners and tenants, who can upload their details themselves, with automated reminders from the administrator
  • Registers
    • Domestic workers
    • Vehicles
    • Pets
  • Documentation
    • Access controlled (e.g. financials) or public documents (e.g. Rules, application forms)
  • Interactive communication / management
    • Maintenance requests and follow-up, quotes/payment approvals etc.
    • Online booking of facilities/activities
    • Surveys / voting
    • General requests
  • Resident Wall / Noticeboard
    • General comments
    • News
    • Items for sale
  • General notifications (e.g. of planned water outages, upcoming events etc)

White label option for managing agents

According to Kinnear, ResidentPortal is currently also the only product of its kind in South Africa that includes a white label portal for managing agents, who can integrate their statements with the system for emailing to residents, no matter what platform they are using.

The system furthermore vastly simplifies managing agents’ functions, by having one-stop portal for day-to-day management of resident requests and follow-up.

The platform is a useful marketing tool for managing agents, since they can brand the system with their own corporate image.
